Rental Qualifications

Every application is reviewed as a whole using consistent screening criteria. While no single factor determines approval, we generally consider:

  • Income sufficient to comfortably afford the monthly rent
  • Stable employment or a reliable source of income
  • Credit history and overall financial responsibility
  • Positive rental history and landlord references
  • Background screening, including eviction history when applicable
  • Ability to pay the security deposit and move-in costs
  • Complete and accurate application with all requested documentation

Please note: Meeting these criteria does not guarantee approval. Applications are evaluated individually, and we reserve the right to approve or deny any application based on the overall screening results and applicable Fair Housing laws.

Maintenance Issues: Please report maintenance issues on your RentRedi app. For emergencies call 417-399-8787 or 417-399-8055. In the event of an emergency such as fire, a gas leak, flooding, or another situation that threatens life or property, call 911 if needed, then contact Kennedy Property Management immediately.

Move-In Check List: Complete and return your Move-In Checklist within 7 days of receiving possession of the property. This document records the condition of the home at move-in and helps ensure an accurate comparison at move-out. Be thorough and note any existing damage, missing items, or maintenance concerns. You can submit it through the docs section of RentRedi or by emailing it to chelsea@thekennedycorp.com.


Move-Out Check List: Complete and return your Move-Out Checklist before returning possession of the property to help ensure a smooth move-out process. Following these guidelines can help maximize the return of your security deposit.

There is a $35 non-refundable screening fee for each applicant 18 years of age or older. However, this fee is only collected after your application passes our initial screening. Once invited to move forward, you'll receive a link to complete your credit, background, eviction, and rental history screening through our third-party screening provider.


Most of our properties require a 12-month lease. However, lease terms may vary by property, and short-term leases may occasionally be available. Please refer to the individual listing or contact us for current availability.


Many of our properties are pet-friendly, but approval is determined on a property-by-property basis. Approved pets may require a non-refundable pet fee and/or monthly pet rent. Breed, size, and quantity restrictions may apply. Please refer to the individual property listing or contact us for the specific pet policy before applying.


Applicants should generally have a gross monthly household income of at least 2.5 times the monthly rent. Income requirements may vary depending on the property and the overall strength of the application. We review each application individually using consistent screening criteria.


Rent is due on the 1st of each month and can be paid securely through the RentRedi Resident App. We encourage residents to set up automatic payments to help avoid late fees. Please refer to your lease agreement for your property's specific due dates, grace period, and late fee policy.


All rent payments are made securely through the RentRedi Resident App. Once your lease is signed, you'll receive an invitation to create your account, where you can make one-time payments, set up automatic payments, view your payment history, and manage your resident account—all in one place.


Yes, you're welcome to make your house feel like home! Small nail holes from hanging pictures are generally acceptable. However, painting, wallpaper, or any other alterations require prior written approval from Kennedy Property Management. Any unauthorized changes may need to be restored to their original condition at move-out.


Rent is due on the date specified in your lease agreement. Most of our properties provide a short grace period, after which late fees begin to accrue. Late fees and grace periods vary by property and are outlined in your lease. If you're unable to make your rent payment on time, please contact Kennedy Property Management as soon as possible.


Any adult (18 years or older) who wishes to move into the property must first submit an application and be approved by Kennedy Property Management before moving in. Unauthorized occupants are not permitted and may be considered a violation of your lease agreement. Contact us before anyone moves in so we can guide you through the approval process.


All non-emergency maintenance requests should be submitted through the RentRedi Resident App. Simply log in, select your property, and submit a detailed description of the issue along with photos, if available. Using RentRedi helps us track requests, communicate updates, and respond as quickly as possible.

For emergencies: If there is an immediate threat to life or significant property damage (such as a fire, gas leak, or major water leak), call 911 or the appropriate utility provider first, then notify Kennedy Property Management as soon as it is safe to do so.


If you need to end your lease before it expires, please contact Kennedy Property Management as soon as possible. We'll work with you to discuss your options and make the transition as smooth as we can. In many cases, we'll begin marketing the property to find a qualified replacement resident. However, unless otherwise agreed in writing, you remain responsible for rent and all lease obligations until a new resident is approved, takes possession, or your lease otherwise ends. Please refer to your lease agreement for the specific terms regarding early termination.


Returning the home clean, well-maintained, and in substantially the same condition as when you moved in (excluding normal wear and tear) is the best way to maximize your security deposit refund. Before moving out, please:

  • Provide proper notice as required by your lease.
  • Complete the Move-Out Checklist.
  • Remove all personal belongings and trash.
  • Thoroughly clean appliances, cabinets, bathrooms, and floors.
  • Mow the lawn and remove all pet waste (if applicable).
  • Return all keys, garage door openers, and any other access devices.

Following these steps will help make the move-out process smooth and maximize your security deposit refund.
