Our monthly management fee typically ranges from 8% to 12% of collected rent, depending on several factors, including the size of your portfolio, the monthly rental amount, the property's location, and the level of management services required.

Additional fees include:

  • Tenant Placement Fee: $200 per new tenant placed
  • In-House Maintenance: $35 per hour, plus the cost of materials (for repairs that do not require a licensed contractor)


We use an automated system to collect rent. Rental payments are directly deposited into the owners account. Your fee for property management is then invoiced to you. This keeps auditing simple for both the owner and our company.


No. In addition to property management, we also help clients buy and sell real estate, assist investors with building and managing rental portfolios, prepare lease agreements, and provide a variety of other real estate services. Whether you need ongoing management or help with a single transaction, we're happy to assist.


No. We do not charge a monthly management fee while your property is vacant because no rent is being collected. Our $200 tenant placement fee covers marketing the property, coordinating showings, screening applicants, preparing the lease, and facilitating the move-in process. Once a tenant has been placed and rent collection begins, the monthly management fee will apply.


No. We do not mark up third-party contractor invoices. Owners pay the contractor's actual invoice amount, and we do not add administrative or coordination fees to routine maintenance invoices.

For minor repairs and maintenance that do not require a licensed contractor, our in-house team may be able to complete the work. These services are billed at $35 per hour, plus the cost of materials. This can often provide a faster and more cost-effective solution for routine maintenance items.


Yes. There is a $35 non-refundable application fee for each applicant age 18 or older. To avoid unnecessary expenses for applicants, we first conduct an initial screening based on the information provided in the application. If the applicant appears to meet our preliminary qualification criteria, we will then request the $35 application fee before ordering a credit and background screening. This helps ensure applicants only pay for screening when they have a reasonable opportunity to be approved.


We use the standard lease forms provided by the Missouri Association of REALTORS®. These forms are professionally developed and regularly updated to reflect current Missouri laws and industry best practices. When appropriate, we may also include additional property-specific addenda to address items such as pet policies, maintenance responsibilities, HOA requirements, or other terms unique to your property.


We conduct routine inspections approximately every six months during a tenancy to help identify maintenance concerns, verify lease compliance, and protect your investment. Additional inspections may be performed after move-in, after move-out, or if a maintenance issue, lease violation, or other concern arises. Following each routine inspection, owners receive a summary of our findings along with photos and any recommendations for preventative maintenance or property improvements. Things like air filters and fire alarms are checked during the routine six month inspections.


No. We do not charge onboarding fees, owner portal setup fees, additional software fees, or fees for preparing annual 1099 forms. These services are included as part of our property management program.

Yes. $250, $500, $1000 are common amounts. We will work with you to determine what reserve is best.


Owners remain responsible for maintaining insurance, paying ownership-related expenses (such as mortgages, taxes, and HOA dues), funding approved repairs, and making decisions regarding major repairs or capital improvements.
