our process

1. Schedule an appointment

This can be on the phone, in the office or at the subject property. We will quickly go over your needs and goals.

2. Property Walk-Through

We evaluate rent potential, property condition and create a simple improvement plan if needed to maximize value.

3. Sign Management Agreement

No long process.  Just a straightforward contract with a simple fee structure. 

4. We get property rent ready and list

If the property is vacant, we handle cleaning, minor repairs, professional photos, marketing and list across major platforms.

5. Tenant Screening and Move-In

We will begin taking applications. We run credit, background and income checks. and call rental references. We collect deposit, rent and handle the move in process.

6. Monthly Management Starts

We take over rent collection, maintenance requests, tenant communication and lease enforcement. Updates are on your terms- as often or as little as you prefer.

7. Owner Payout and Report

You see the profit, not the problems. You receive your monthly payout and a simple report. Every six months, you will get a more detailed report with value-add opportunities and suggestions.
